Terms of service

Deedz ("the service") is operated by Dentaco FZE, Dubai, United Arab Emirates ("we"). By creating an account or buying a pass you agree to these terms.

What the service is

The service collects publicly visible property listings from third-party portals and public transaction records published by the Dubai Land Department, and presents them as searchable analytics: listing counts, price histories, cross-portal duplicates, seller-motivation scores and sold-versus-asking comparisons. Every listing shown links back to the portal that published it. We do not republish listing photographs or full descriptions, and we do not own or vouch for the underlying listings.

Accuracy

Figures are derived automatically from sources we do not control and can be incomplete, delayed or wrong. Scores such as "motivated seller" are our own estimates, not statements about any person. Verify anything that matters with the portal, the agent or the Dubai Land Department before relying on it. The service is not investment, legal or valuation advice.

Accounts and access

Access is per person: one account, one user, signed in with a code sent to your email. New accounts may receive a 7-day free trial. After that, access is sold as prepaid passes (30 days for AED 99, 90 days for AED 249, 365 days for AED 799). A pass is a one-off payment: nothing renews automatically. When a pass ends you keep access for 3 grace days, after which the service is read-only until you buy another pass. Your account data is kept.

Payments and refunds

Payments are processed by Ziina; we never see your card details. Passes are non-refundable once access has been granted, except where the service was unavailable for most of the pass or where UAE consumer law requires a refund. Contact us within 14 days of purchase for anything that went wrong with a payment.

Fair use

You may use the service for your own property work. You may not scrape, bulk-export or resell the data, share your account, or use the service to contact people in breach of UAE telemarketing and data-protection rules. We may suspend accounts that do.

Availability and changes

We aim for the data to refresh several times a day but do not guarantee uptime or freshness. We may change features, prices for future passes, or these terms; material changes are announced by email or in the service before they take effect.

Liability

To the extent permitted by law, our total liability to you for anything arising from the service is limited to the amount you paid for the pass in force at the time. We are not liable for decisions you make based on the data.

Governing law

These terms are governed by the laws of the United Arab Emirates as applied in the Emirate of Dubai.
